Frederick’s Home Inspections is a family-owned home inspection company serving home buyers and sellers in the greater Seattle area for over 15 years. Led by licensed home inspector Frederick Thompson, our team of experienced inspectors provides comprehensive home and pest inspections to help home buyers and sellers make informed decisions about the homes they wish to purchase or sell.

Our Team

Our team consists of four licensed home inspectors, each with 10+ years of experience inspecting homes across various cities surrounding Seattle. We require all inspectors to complete at least 50 hours of continuing education every two years to stay current with inspection methods, safety standards, building codes and more.

In addition to our inspectors, we have two office staff members who help schedule inspections, provide reports to clients, and manage day-to-day business operations.

Our Inspection Process

We take great pride in being as thorough as possible during a home inspection. Our typical home inspection includes examination and documentation of nearly 400 different items, including structural components, electrical systems, HVAC, insulation, plumbing, windows, roof, siding, basement/crawlspace and more.

Inspections generally take 2-3 hours for a standard single family home. We walk through the home methodically from top to bottom, inside and out, to identify any issues or areas of concern. We utilize various tools during the inspection, such as moisture meters, outlet testers, thermal imaging cameras, etc. to ensure accuracy.

Once completed, homeowners receive a detailed 30+ page report documenting all findings, including photographs and recommended repairs. We follow up via phone call as well to discuss main highlights and answer any initial questions.

Pre-Purchase Home Inspections

A pre-purchase home inspection is strongly recommended for home buyers to evaluate the condition of a home prior to purchase. This informs buyers of any significant repairs needed, construction defects, safety hazards, or problems that may result in high maintenance and repair costs in the future.

Our pre-purchase home inspections are designed to identify issues based on visual examination and basic operation of components. Inspectors do not dismantle equipment or systems to further diagnose problems. The goal is to educate buyers on the property’s current condition to make an informed decision on purchasing the home.

Pre-Listing/Pre-Sale Home Inspections

We also perform pre-listing or pre-sale inspections for homeowners looking to sell their property. This allows sellers to identify and address defects and problems in advance of listing their home. Performing repairs may increase buyer interest, result in faster selling times, and potentially increased home value.

Pre-listing inspections also allow sellers to disclose all known defects legally and avoid issues down the road. Our thorough documentation gives sellers reliable information to share with potential buyers regarding the home’s condition.

Final Walk-Through Inspections

The final walk-through inspection occurs just before closing. Buyers can walk through the home one last time with our inspector to ensure all previously negotiated repairs have been completed properly and everything is in acceptable condition prior to finalizing purchase. Any new issues can be addressed before closing.

Pest and Dry Rot Inspections

In addition to our structural home inspections, we offer wood destroying organism and pest inspections from licensed inspectors. This includes looking for dry rot, termites, carpenter ants, rodents, etc. and any damage caused that may impact structural integrity over time if left untreated. Buyers and sellers both benefit from getting a professional pest inspection.
